Meskipun banyak yang mengira hanya satu pihak saja yang menanggung pajak, sebenarnya <strong>kedua belah pihak memiliki tanggung jawab masing-masing<\/strong> sesuai dengan aturan perpajakan yang berlaku di Indonesia.<\/p>\n<p>Berikut penjelasan lengkap mengenai <strong>jenis pajak jual beli rumah yang harus dibayar oleh penjual dan pembeli<\/strong>.<\/p>\n<p><strong>Baca Juga: <a Ditanggung Penjual<\/strong><\/h2>\n<h3>1. <strong>Pajak Penghasilan (PPh) Final \u2013 Pasal 4 Ayat (2)<\/strong><\/h3>\n<p>PPh Final dikenakan kepada penjual rumah atas penghasilan yang diperoleh dari transaksi penjualan properti.<\/p>\n<ul>\n<li><strong>Tarif:<\/strong> 2,5% dari harga jual atau NJOP (mana yang lebih tinggi)<\/li>\n<li><strong>Waktu Pembayaran:<\/strong> Sebelum penandatanganan Akta Jual Beli (AJB)<\/li>\n<li><strong>Dibayarkan oleh:<\/strong> Penjual<\/li>\n<\/ul>\n<p><strong>Contoh:<\/strong><br \/>\nJika rumah dijual seharga Rp900 juta, maka:<br \/>\nPPh Final = 2,5% \u00d7 Rp900.000.000 = <strong>Rp22.500.000<\/strong><\/p>\n<blockquote><p><em>Catatan<\/em>: Jika tidak dibayar, maka AJB tidak dapat diproses oleh PPAT\/Notaris.<\/p><\/blockquote>\n<hr \/>\n<h3>2. <strong>PPN (Jika Penjual adalah PKP)<\/strong><\/h3>\n<p>Jika penjual merupakan badan usaha yang telah dikukuhkan sebagai <strong>Pengusaha Kena Pajak (PKP)<\/strong>, maka penjualan rumah wajib dikenakan <strong>PPN sebesar 11%<\/strong>.<\/p>\n<ul>\n<li><strong>Dibebankan kepada:<\/strong> Pembeli, namun disetorkan oleh penjual (developer)<\/li>\n<\/ul>\n<hr \/>\n<h2><strong>Jenis Pajak Jual Beli Rumah yang Ditanggung Pembeli<\/strong><\/h2>\n<h3>1. <strong>Bea Perolehan Hak atas Tanah dan Bangunan (BPHTB)<\/strong><\/h3>\n<p>BPHTB merupakan pajak yang dibayar pembeli karena memperoleh hak atas tanah dan\/atau bangunan.<\/p>\n<ul>\n<li><strong>Tarif:<\/strong> 5% dari (harga jual \u2013 NJOPTKP)<\/li>\n<li><strong>Dibayarkan oleh:<\/strong> Pembeli<\/li>\n<li><strong>Waktu Pembayaran:<\/strong> Sebelum AJB dan balik nama sertifikat<\/li>\n<\/ul>\n<p><strong>Contoh:<\/strong><br \/>\nHarga jual rumah = Rp1.000.000.000<br \/>\nNJOPTKP = Rp60.000.000 (tergantung daerah)<br \/>\nBPHTB = 5% \u00d7 (1.000.000.000 \u2013 60.000.000) = <strong>Rp47.000.000<\/strong><\/p>\n<hr \/>\n<h3>2. <strong>PPN (Jika membeli dari developer PKP)<\/strong><\/h3>\n<p>Jika rumah yang dibeli berasal dari developer yang merupakan PKP, maka pembeli wajib membayar <strong>PPN 11%<\/strong> dari harga rumah.<\/p>\n<ul>\n<li><strong>Contoh:<\/strong> Harga rumah Rp1.000.000.000 \u2192 PPN = <strong>Rp110.000.000<\/strong><\/li>\n<\/ul>\n<p><strong>Baca Juga: <a <strong>cek sertifikat<\/strong><\/li>\n<li>Biaya <strong>balik nama sertifikat<\/strong> di BPN<\/li>\n<li>Biaya <strong>pengecekan validitas pajak<\/strong> oleh PPAT<\/li>\n<\/ul>\n<hr
