Not every virtual office qualifies as a valid PT domicile. Three things need to be true before you sign anything:<\/p>\n

1. Located in a Commercial or Office Zone<\/h3>\n

The virtual office address must be in an area designated as an office or mixed-use commercial zone under the local RDTR (Detailed Spatial Plan). If the zoning does not match, OSS processing will be blocked. In more serious cases, a business identification number (NIB) that has already been issued can be frozen or revoked by the authorities.<\/p>\n

2. The Provider Has Official Legal Status<\/h3>\n

The virtual office provider must be a registered legal entity capable of issuing two key documents: a Building Domicile Certificate from the building management and a valid Lease Agreement. These are the documents your notary will require to draft the company deed.<\/p>\n

Certain business sectors are not permitted to use virtual offices as a registered address. Service-based businesses, technology companies, digital agencies, and general consulting firms are typically eligible.
